Professional Title Search Summary
A Title Search Summary is an exhaustive search of the records of the title to a particular parcel of land. This search reveals vital information including, but not limited to, current ownership, mortgages, easements, restrictive covenants, and any surveys registered on the title.
What Your Summary Includes:
Each summary clearly outlines what was found during the title search and what will continue to affect the property after the tax deed is registered. Our summaries are written in plain English, avoiding unnecessary legal jargon, specifically highlighting interests that remain outstanding after the tax sale, including Crown interests.
Every summary includes:
Parcel Register & Deed: Full documentation of the land’s registration and transfer history.
Execution Certificate: Verification of any court-ordered judgments against the property.
Easements & Restrictive Covenants: Any registered rights or restrictions affecting the land.
Crown Interests: Detailed identification of any Federal or Provincial interests.
Financial Encumbrances: Any writs, mortgages, or liens currently on title.
Surveys: Included if they are available in the public record.
Surviving Interests: Any other document on title that will continue to affect the property after the tax deed is registered.
Essential Title Search Updates
A Title Search Summary is only up to date as of the time and date stamped on the Parcel Register. Because new registrations or executions can occur at any time, we strongly recommend a Title Search Update. You should check for any new registrations or executions affecting the property between the time the title search was completed and the tax sale date.
- Timing: You must order your update no later than the day before the tax sale.
- The Process: On the morning of the tender opening, our Title Searcher conducts a fresh execution search against the owners and checks for any new mortgages, expropriations, or other registrations.
- Delivery: Results are emailed to you before noon on the day of the auction or tender opening (typically around 10:00 a.m.).
- Requirement: Please note that a Title Search Update is only available if you have already ordered a Title Search Summary for the specific property.

Why Costs Vary
Our base price covers an average search. Prices may increase due to:
Multiple PINs: Requiring several Parcel Registers.
Multiple Owners: Requiring multiple execution searches.
Complexity: Large volumes of documents, multiple plans, or numerous writs to be ordered.
Order Fulfillment & Refund Policy
Delivery Timelines:
- Summaries: Emailed within one business day of ordering.
- Weekend Orders: Orders placed after 4:00 p.m. on Friday will be completed on the next business day.
- Note: Your order receipt does not include a link to the search. The completed search is sent separately by email.
How to Order:

- Find your property and click the green “Click for more Details” button.
- Scroll to the bottom and check the box for “Title Search Summary”.
- Click “Add to Cart” and complete your checkout.
Refund & Cancellation Policy:
- Uncompleted Searches: If you request a cancellation before the search has been started, or if a municipality cancels/postpones a sale before we perform the search, a full refund will be provided within two business days.
- Completed Searches: We do not offer refunds for searches that have already been completed.
